Former VFW lot for sale

Moorcroft has, after some ado, received clear title to and title insurance on the former VFW property on South Big Horn Avenue. They have subsequently decided to put the property up for bid with a reserve of $75,000 and a deed restriction ensuring the property not be used for residential purposes, a motion the council approved at last Thursday night’s special meeting.

Town Attorney Jim Peck advised the governing body that without zoning, their only protection from someone buying the property and making of it something not in agreement with the town’s best interest, is to establish restrictions in the deed.

“The more specific – the more enforceable,” he said.

Councilman Ben Glenn spoke to the inappropriate positioning of the building for a residence: “It’s a zero lot line, so where it is, it should not be a house. The building faces right on the public sidewalk, thus no set back on the front, making it unsuitable for a home. It’s a double lot. Yes, I think it would be more commercial. It’s usable for a business. I’m in favor of keeping it a commercial or business.”

Moorcroft Mayor Dick Claar agreed, “It’s a good property if somebody wanted to put a business in, that’s for sure.”

Now that Moorcroft has received title insurance on this property, the town will provide said insurance for the sale with a five percent bid bond and obligation to close any sale within 30 days.

The building has been winterized and services suspended and advertizing the property for bid will commence as soon as possible. For those interested in bidding, the property can be viewed by appointment with town hall.
