NOTICE IS HEREBY GIVEN that the Town of Moorcroft, Wyoming (“Town”) will accept sealed bids for the purchase of the following surplus real property: Lot 3, N½ of Lot 4, South 25 feet of Lot 4 (being the S½ of Lot 4), Block 3, First Addition to the Town of Moorcroft, Wyoming (“Lots”). The Lots will be sold in “AS IS” condition, without title insurance, and subject to the certain terms and conditions. The properties will be sold together. The Lots will be sold to the highest bidder whose bid meets or exceeds the minimum acceptable bid. The full amount of the accepted bid must be paid to the Town in cash, by certified check or other guaranteed draft within three (3) business days following bid award. The Lots will be sold subject to restrictive covenants and right of re-entry limiting the use and occupancy of the Lots to retail sales, business offices, restaurant, personal services and other uses customarily permitted in municipal downtown business areas, and prohibiting the placement and installation of off-site manufactured buildings and structures on the Lots. The Lots will also be sold subject to a reversionary clause providing that ownership of the Lots shall revert back to the Town if the existing buildings on the Lots are not demolished and all demolition materials, junk, debris and rubbish is not removed from the Lots by March 15, 2021. The successful bidder will be required to execute an acknowledgement of the restrictive covenants and reversionary clause, and shall be required to execute a quitclaim deed to the Lots to be held by the Town to effectuate the Town’s right of re-entry and reversionary clause. Conveyance of the Lots shall be by warranty deed containing the restrictive covenants and the reversionary clause. A copy of the warranty deed shall be available for inspection during business hours in the Town administrative office located at 104 N. Big Horn, Moorcroft, Wyoming 82721. Bidders should research title to the Lots and should inspect the warranty deed before bidding. Bids must be submitted to the Town administrative office at the above address in a sealed envelope marked “First Addition Lots” no later than 5:00 p.m. on March 12th, 2020. Bids will be opened at 8:00 am on March 13th, 2020 in the Town Clerk’s Office located at the above address. The Town reserves the right to cancel this call for bids or reject any or all bids.
